STEP-BY-STEP

How a Driveway Wash Works

Walk the Slab First

We note cracks, flaking, drains, and stains. We point out damage before we wash, so nobody blames the washer later.

01

Protect and Treat

Mats and planters move. Nearby plants get wet down. Rust and oil spots get their treatment and time to work.

02

Surface Clean and Detail

The surface cleaner does the open concrete. A wand handles edges, steps, and the joints.

03

Rinse and Walk It With You

We rinse walls and windows from any spray. Then we check the job with you. If a spot isn't right, we redo it before we leave.

Conner Olhoft

ABOUT US

Meet Conner Olhoft

Hi, I’m Conner Olhoft, the owner of Olhoft’s Window and Surface Care. I haul junk around Morris and Stevens County, from a single couch in the garage to a machine shed nobody’s opened in years. Out here, a lot of it can’t just go to the curb, and trips to the transfer station on 470th Avenue add up fast. My name is on the business, so every cleanout has to be one I’m proud of. Here’s how I got here.

Olhoft’s started with windows. Before I ran my own business, I worked at Superior Industries in Morris, and cleaning the windows there was one of my tasks. I liked making dirty glass look like nothing was there. Then I added pressure washing, soft washing, and gutters. Junk hauling is the newest addition, and it fits better than you’d think. A lot of cleanouts end with a house that needs its windows and siding done before it’s listed.

A cleanout isn’t finished when the trailer’s full. It’s finished when the floor is swept and you can park in the garage again. Everything gets carried out and loaded for you, and lifting weights in my off hours comes in handy when it’s a chest freezer coming up the basement stairs. Paint and chemicals get set aside, with directions to the county’s hazardous waste days. And you get a price range from your photos before I show up.

STANDARDS & METHOD

Best Practices for Pressure Washing in Morris

The best crews around here follow a few standards. We hold ourselves to all of them.

Wash after the last salt, not before

A March wash gets undone by the next storm. Wait until the plows are done for the season.

Use a surface cleaner on flat concrete

A wand alone leaves stripes on big slabs. Wands are for edges, steps, and corners.

Treat stains instead of adding pressure

More pressure etches the surface. A rust remover or degreaser does the work without scarring the slab.

Give new concrete time

Wait about a month before washing new concrete. Skip ice melt the first winter too, and use plain sand.

Keep washwater out of storm drains

MPCA guidance says wash water shouldn't reach storm sewers. That matters most on commercial lots.

OUR COVERAGE

Residential & Commercial Pressure Washing in Morris

HOME & RESIDENTIAL

Residential Pressure Washing

We clean ranch homes with attached garages and farmsteads with long concrete pads. Concrete cleaning for shop floors is on the list too. We also clean rentals near the UMN Morris campus. Landlords can book us between tenants, so the next renter sees clean walks and a clean garage floor.

Residential Driveway and Walkway Pressure Washing in Morris MN
Commercial Sidewalk and Storefront Pressure Washing in Morris MN
COMMERCIAL & STOREFRONT

Commercial Pressure Washing

We clean storefront sidewalks along Atlantic Avenue, plus entrances, drive-thru lanes, dumpster pads, and church steps. Gum, spilled drinks, and winter salt come off. We can work early, before your doors open.

Commercial jobs come with one more rule: The MPCA notes that storm drains flow straight to lakes and streams without treatment. Around Morris, the nearest river is the Pomme de Terre. We plan where wash water goes before we start.

THE CLEAR DIFFERENCE

Pressure Washing vs. Power Washing: What's the Difference?

Power washing uses heated water. Pressure washing uses cold water at high pressure. Most people use the two words for the same job, and that's fine. If you searched for a power washing service in Morris, you're in the right place.

Here's the thing though. The label matters less than the method. Hot water helps most on grease. For everything else, the right cleaner and the right tool do more than extra heat or extra pressure.

METHOD
HOW IT WORKS
BEST FOR
Pressure washing

Cold water at high pressure

Driveways, sidewalks, patios, garage floors

Power washing

Hot water at high pressure

Heavy grease, dumpster pads, shop floors

Soft washing

Flat concrete without stripes

CLIMATE & CONCRETE CARE

What Minnesota Winters Do to Concrete Around Morris

Your driveway takes a beating out here, and most of it happens in March. Morris weather records go back to 1885 at the University of Minnesota's West Central Research and Outreach Center (WCROC). Its 1991 to 2020 normals show March averaging a high near 36°F and a low near 18°F. So snowmelt soaks into the concrete by day and freezes at night.

Salt makes it worse. The Minnesota Pollution Control Agency's Stormwater Manual says magnesium chloride does the most damage to concrete among chloride deicers. Calcium chloride causes similar harm, just slower. That brine sits in the pores until something washes it out.

MONTH
AVG. HIGH
AVG. LOW
WHAT IT MEANS FOR YOUR CONCRETE
March
36°F
18°F
Thaw by day, freeze at night. Salt still on the slab.
April
53°F
32°F
Wash on warm afternoons only. Nights can still freeze.
May
68°F
45°F
Nights stay above freezing. Washing season opens.
September
72°F
48°F
Best window to wash and seal before salt season.
October
57°F
35°F
Last good weeks. Water can freeze on the slab by evening.
November
39°F
21°F
Too cold. Outdoor washing waits for spring.

Here's what that looks like on real driveways around town, and how we handle each one.

WHAT YOU SEE
WHY IT HAPPENS AROUND MORRIS
HOW WE FIX IT
White crust near the garage
Road salt and ice melt tracked in off Highway 59 and city streets
Heavy rinse and surface cleaner, then a clean water flush
Flaking, pitted spots
Freeze and thaw with salt brine in the pores
Gentle wash only. Deep scaling needs a concrete contractor, and we'll tell you up front.
Orange rust stains
Iron in well water from lawn sprinklers, plus iron in fertilizer
Rust remover first, then wash
Dark oil spots
Pickups, farm trucks, and equipment parked on the pad
Degreaser dwell time, then wash
Green or black film
Algae in damp shade on north sides and under trees
Cleaning solution, then a low rinse
Mud packed in joints
Gravel roads and harvest traffic
Pre-rinse and joint flush before the surface cleaner

The rust one surprises people: The Minnesota Department of Health notes that Minnesota soil and rock can be very high in iron. That iron turns to rust stains and can even clog sprinklers. So if your sprinkler runs on a private well, those orange arcs on the sidewalk probably came from it.

DIY TIPS & STRAIGHT ANSWERS

Washing Your Own Driveway? Here's What Works

A small patio makes a fine Saturday project. Here are straight answers to what people ask most.

QUESTION
OUR ANSWER
Is 2,000 psi enough for a driveway?

It'll work, slowly. Most pros run around 3,000 psi or more with a surface cleaner.

Which nozzle tip should I use?

A 25 or 40 degree tip. The red zero degree tip can cut lines into concrete.

Can I run Dawn through my pressure washer?

Only through the soap nozzle, and only if your manual allows it. It won't lift set-in oil.

Do I need chemicals?

Water handles dirt. Oil, rust, and algae need the right cleaner first.

Can pressure washing damage concrete?

Yes. Holding the tip too close etches the surface. Keep it moving and keep your distance.

When shouldn't I pressure wash?

Below freezing, on new concrete, and on siding or shingles. Peeling paint on homes built before 1978 may contain lead, so don't blast it.

Honestly, a whole driveway with oil and rust stains is where DIY stops being fun. That's where we come in.

FREQUENTLY ASKED QUESTIONS

Pressure Washing FAQs

01

How much does it cost to pressure wash a driveway in Morris?

Most driveways around Morris cost $150 to $350. Size, oil stains, and rust push it up or down. Text a photo to Olhoft's for a real number.

02

What's the best month to pressure wash in Minnesota?

Late May through early October. Nights stay above freezing then, so water won't ice up on the slab. A spring wash clears salt, and a fall wash preps for sealing. Olhoft's books both.

03

Do pressure washing companies use your water?

Usually, yes. Most crews hook up to your outdoor spigot. A typical driveway uses a few hundred gallons. Olhoft's asks about water access when you book.

04

Is power washing a driveway worth it?

For most people in Morris, yes. It takes off the salt that keeps eating at concrete. It also removes slippery algae and makes a house look sharper before a sale. Olhoft's can clean a small test patch first.

05

Will pressure washing remove oil stains from concrete?

Fresh oil usually comes out. Old oil that soaked in for years often lightens but may not vanish. Olhoft's treats it with degreaser first and tells you what to expect.

06

Can pressure washing damage my concrete?

It can, if the tip is too close or the pressure is too high. A surface cleaner at an even height prevents stripes and etching. That's how Olhoft's cleans every driveway.

07

How often should I pressure wash my driveway in Minnesota?

Once a year, in spring, works for most homes. Add a fall wash if you seal or park farm equipment on the slab. Olhoft's can put you on a yearly schedule.

08

Do I need to be home?

No. Just move vehicles off the driveway and leave an outdoor spigot on. Olhoft's texts you when we finish.

09

Do you offer commercial pressure washing in Morris?

Yes. We clean storefront sidewalks, entrances, drive-thru lanes, and dumpster pads. Olhoft's can work before you open.

10

Should I seal my driveway after pressure washing?

Sealing helps concrete shed salt and stains. Wait until the slab dries completely first. Ask Olhoft's what fits your driveway.
