Welcome to Olhoft's Window & Surface Care ("Olhoft's," "we," "us," or "our"), locally owned and operated by Conner Olhoft in Morris, MN. By booking our services, accessing our website (olhoftscare.com), requesting a free estimate, or accepting a quote, you agree to comply with and be bound by these Terms of Use.

These terms govern all exterior cleaning services (pure water window cleaning, house soft washing, concrete pressure washing, gutter clearing) and hauling cleanouts (junk removal, estate cleanouts, move-out turnovers) across Morris, Stevens County, and surrounding west central Minnesota communities.

Every project starts with a free estimate, provided either in-person or remotely via photos texted to 320-305-3686.

• Price Transparency: Quotes are based on property square footage, number of window panes, height/stories, surface condition, buildup severity, or junk hauling volume.
• Scope Re-Evaluation: If on-site inspection reveals undisclosed hazardous substances, inaccessible areas, structural issues, or significantly greater volume than initially photographed, we will discuss and confirm any price adjustment before starting work.
• Quote Validity: All written and verbal estimates remain valid for thirty (30) days from issuance.

To ensure a smooth, safe, and efficient job, customers agree to:

• Water & Utility Access: Supply an active outdoor water spigot with adequate municipal or well pressure. For pressure washing equipment requiring electric power, an accessible outdoor 120V outlet is requested.
• Secure Property: Close and securely latch all windows, storm windows, and exterior doors prior to house soft washing and exterior window washing.
• Clear Work Areas: Move outdoor furniture, delicate potted plants, grills, toys, and vehicles away from siding and driveways being serviced.
• Pets & Children: Keep pets and young children safely indoors while heavy hauling or pressure equipment is active.

We match our cleaning method to each surface material to prevent damage:

• Window Cleaning: We utilize advanced water-fed poles and multi-stage purified water to rinse glass, frames, and sills spotless without leaving mineral or soapy residue.
• House Soft Washing: Siding (vinyl, steel, composite, painted wood) is treated with gentle, low-pressure application and biodegradable cleaning solutions designed to neutralize green algae, mildew, and boxelder bug deposits at the root.
• Landscaping Protection: Surrounding bushes, flowerbeds, and grass are thoroughly pre-rinsed with clean water before and after detergent application.
• Concrete Cleaning: Driveways, sidewalks, and garage slabs receive balanced rotary surface pressure to lift road salt, tire marks, and grime.

For garage cleanouts, basement purges, estate settlements, and rental move-out turnovers:

• Right of Ownership: You confirm that all items designated for haul-away are your property or that you possess legal authorization to discard them.
• Patience in Estate Cleanouts: We respect sentimental belongings. Important personal documents, family photographs, and heirlooms are actively set aside for family review before anything questionable leaves the property.
• Prohibited Hazardous Materials: Per Minnesota state environmental laws, we cannot haul raw chemicals, liquid paints, propane tanks, motor oil, car batteries, bio-hazards, or asbestos.

West central Minnesota prairie weather is unpredictable. Exterior washing operations require temperatures safely above freezing (typically April through October/November).

In the event of freezing conditions, lightning, severe hail, or high sustained winds, Olhoft's reserves the right to reschedule exterior services for technician safety and quality assurance. Junk removal, basement cleanouts, and interior window cleaning continue year-round through winter. No cancellation penalty applies when weather causes a delay.

Walk It With Us: Before our crew departs, we conduct a final walk-through with you to inspect the completed work. If something was overlooked or needs a touch-up, we correct it right then and there.

Payment Due: Payment is due immediately upon job completion unless a commercial invoice terms agreement has been arranged in writing. We accept major credit/debit cards, cash, and local bank checks.

These Terms of Use are governed by and construed in accordance with the laws of the State of Minnesota. Any dispute arising out of or related to our services shall be subject to the exclusive jurisdiction of the state courts located in Stevens County, Minnesota.
